Service Manager

Position Summary: Under the direction of the Community Manager, manage the overall maintenance of the community and its physical plant. This includes but is not limited to performing service duties and supervising and coordinating the activities of maintenance personnel to ensure that all upkeep, inventory and repairs of grounds, common areas, amenities, apartments and buildings of the community are completed in an efficient and cost-effective manner.

Essential duties and responsibilities include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by Echelon Property Group.

  • Schedule and directly supervise all in-house and contracted maintenance related services.

  • Manage repairs, preventative maintenance and capital projects within scope of Community budget.

  • Under the direction and with the approval of the Community Manager coordinate the inventory, ordering and delivery of all necessary supplies and equipment for the on-going maintenance of the community.

  • Assist the Community Manager in hiring, counseling and terminating maintenance personnel; Address personnel issues effectively and ensure employee resources are used effectively. Train and be responsible for the work performed by all personnel under direct supervision.

  • Perform daily inspections of the community grounds, common areas and parking lots and make necessary repairs to ensure proper upkeep and mitigate any deferred maintenance and / or life-safety issues.

  • Perform and supervise the regular maintenance of pools, hot tubs, playgrounds, fitness equipment, fountains and other common area amenities.

  • Supervise and assist maintenance personnel in daily trash collection, exterior light checks, landscape maintenance, custodial work, snow removal, and AM/PM lock-up of amenities.

  • Ensure OSHA (Occupational Safety & Health Act) standards and Company safety policies are complied with at all times on behalf of all maintenance personnel.

  • Monitor, schedule, perform and record preventative maintenance as designated by the Company; Perform scheduled maintenance on all equipment based on the manufacturer?s recommendations and operating manuals.

  • Participate in and ensure punctual response to on-call emergencies on behalf of all maintenance employees for evening, weekend, and holiday coverage.

  • Perform and supervise repairs made to appliances, fixtures, switches, outlets, circuits, thermostats, furnaces, air conditioners, and other electrical systems and components.

  • Perform and supervise plumbing repairs such as replacing fittings, fixtures, disposals and appliances, clearing stoppages, repairing connections and other plumbing-related items.

  • Perform and supervise repairs made to apartments such as replacing and texturing drywall, painting, installing and repairing blinds, flooring and screen doors, installing tile, grout and caulking, replacing and re-keying locks, hinges and knobs, and other interior maintenance items.

  • Perform and supervise repairs made to concrete, masonry, roofs, fencing, asphalt, sprinkler systems, carports, garages, steps, and other exterior maintenance items.

  • Perform and supervise carpentry work such as fitting doors, door jambs and windows, replacing and building shelves, cabinet drawers and doors, installing countertops, and other carpentry-related items.

  • Responsible for the supply, inventory and upkeep of all personal tools in order to adequately perform the required tasks of the position.

  • Ensure all maintenance personnel properly care for and wear the required Community uniform and safety equipment at all times.

  • Respond to all resident requests and concerns in an efficient and courteous manner.

  • Maintain a positive attitude, professional appearance and courteous disposition at all times and ensure the same of all maintenance personnel.

  • Promptly report any unusual or extraordinary circumstances regarding residents, personnel or the community to the Community Manager and Regional Manager.

  • Fully understand and comply with all Company policies and procedures and ensure the same of all maintenance personnel.

    Supervisory Responsibilities: Carries out supervisory responsibilities in accordance with Company policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, and depth perception.

    Transportation/travel: You will be required to use a personal vehicle for company business. The work schedule will require reliable transportation. Current registration and Car insurance is required. To perform a job successfully, travel is required as the daily schedule is not at a permanent location.

    Experience and Qualifications:

  • High School diploma or GED equivalent required.

  • Position requires 2-3 years experience as a Service Technician or 1 year as a Service Manager.

  • Supervisory experience required.

  • HVAC or EPA certification strongly preferred.

  • CPO certification required or pass within 120 days of employment.

  • Construction/maintenance background with a customer service focus.

  • Boiler Knowledge and multi-site experience a plus.

  • Must be able to lift and carry up to 50 pounds with or without assistance.

  • General knowledge of building codes and laws applicable to the community (i.e. Freon recovery, electrical, plumbing, swimming pools).

  • Ability to work a flexible schedule to include weekends, evenings and holidays. On call responsibilities required.

  • Physical ability to perform tasks requiring continuous walking, standing, bending, etc.

  • Must pass a pre-employment background check and drug screen.

    Schedule: Standard schedule is 8am to 5pm, Monday ? Friday; schedule is subject to change depending on business needs. Snow removal and On-call responsibilities required.

    Salary: $24 -$25 an hour; pay depends on experience.
